Commercial Solar PV ROI: What Facilities Managers Need to Know

Commercial solar PV business cases live or die on a handful of site-specific factors, not the generic “solar pays back in X years” figures often quoted. For facilities managers building or reviewing a case, these are the ones worth getting right.

Self-consumption is the real driver, not just system size

A larger array only helps if the electricity it generates is actually used on site. Sites with high, steady daytime consumption (industrial units, warehouses, leisure centres, schools in term time) typically self-consume a much larger share of generation than sites with low daytime occupancy, which changes the payback maths more than panel count does.

Typical commercial paybacks

For a well-designed system on a site with strong daytime demand, 5-8 year paybacks are common, with the system continuing to generate for 25+ years after that on a typical panel performance warranty. Our 4.1MW deployment for UKRI at Harwell Science Campus, for example, delivers around £450,000 in annual energy savings against a £3.1 million project value, illustrative of how the economics scale on larger, high-consumption sites.

Factors that move the numbers

  • Roof condition and structural capacity: a structural survey early avoids expensive surprises later
  • Grid connection (DNO) capacity: larger systems need early engagement with the distribution network operator
  • Consumption profile: half-hourly data, where available, gives a far more accurate self-consumption estimate than average annual usage
  • Battery storage: can lift self-consumption from around 30-45% to 60-85% where daytime demand doesn’t match generation directly
  • Planning position: most commercial rooftop solar falls under permitted development, but listed buildings and conservation areas need checking early
